Pre-Contractor Checklist: Defining What Brings You Value
We're here to help shape your understanding of what you can do to prepare before you begin calling contractors to talk about your renovation project. We have put together a brief checklist to help you define what brings you value.
Is it cost, quality, timeline, planning, relationship with contractor?
Cost
When cost is most important, the preliminary questions you’ll want to ask yourself will help you establish clear budget boundaries, scope of work, and a comparison list of essential vs. optional upgrades. As you begin to define these key areas of your renovation, you will naturally begin thinking of questions to ask your contractor related to cost-saving opportunities and their ability to work within your budget. Get started by answering a few questions for yourself:
What is my range of budget for this project? Maximum budget for this project?
Am I flexible with my budget, or is it non-negotiable? If yes, how much?
What are the must-have elements of the renovation, and where can I afford to make compromises?
Am I solely focused on minimizing costs, or am I also considering the value and quality of the renovation?
Have I explored potential cost-saving measures or alternative materials without sacrificing quality?
Are there any aspects of the project where I can DIY or repurpose existing materials to reduce expenses?
Quality
When quality is most important, the preliminary questions you’ll want to ask yourself involve portfolio research of potential contractors, references and reviews, trade partners and suppliers. This will help you prepare for conversations with potential contractors where you will be able to assess their level of communication and guarantee. Get started by answering a few questions for yourself:
Have I thoroughly reviewed the contractor's portfolio of past projects?
Do their previous works align with the quality and style I desire for my renovation?
Have I researched reviews and testimonials from previous clients?
Are there any red flags or consistent complaints regarding the quality of their workmanship?
What questions do I have for the contractor about the materials they intend to use? How much insight do I need into the quality and durability of the materials sourced for this project?
What questions would I like to ask the contractor about their level of quality and the types of materials sourced for projects similar to mine?
Timeline
When timing is most important, the preliminary questions you’ll want to ask yourself focus on timeline expectations, deadline clarity, flexibility assessment, scope and speed, and contingency planning. This will help prepare your list of questions to utilize when meeting with a contractor for the first time. Get started by answering a few questions for yourself:
What is my desired timeline for completing the project? What is my absolute deadline?
Are there any specific events or reasons why the timeline is non-negotiable?
Have I clearly defined the essential elements of the renovation versus optional features?
Am I willing to adjust certain aspects of the project to meet the desired timeline?
Can I be flexible with the timeline to accommodate quality materials, cost-saving strategies, or better pricing options?
Have I considered potential obstacles or delays that could impact the timeline?
How can I prepare contingency plans to address unexpected challenges or setbacks?
Planning
When the level of planning is most important to you, the preliminary questions you’ll want to ask yourself focus on your specific preferences and overall vision for your renovation. The following list of questions will help you formulate your own list to utilize in that first meeting with a contractor and their in-house designer:
Have I clearly defined my vision and goals for the renovation project? Ideal timeline, maximum budget, level of flexibility?
Do I have specific design preferences, styles, or themes in mind?
Can I put together a “mood board” to help visually articulate this vision?
Does the designer's portfolio align with my design aesthetic and desired outcomes?
What level of involvement do I want in the design process, and how collaborative do I expect the experience to be?
Am I open to the designer's suggestions and creative input, or do I have specific ideas that I want to see implemented?
Have I determined what features I believe are essential versus optional in my renovation project?
Relationship
When the relationship with your contractor is most important, you will want to prepare questions to ask your contractor that help establish clear communication channels, build trust, and cultivate a positive working relationship essential to the success of your renovation. Get started by answering a few questions for yourself:
What are my preferred methods of communication (e.g., phone calls, emails, in-person meetings)?
Do I expect regular updates on the project's progress and any potential issues? How often?
Do I share similar values and priorities with the contractor regarding craftsmanship, ethics, and professionalism?
Have I thoroughly researched the contractor's reputation and background? Are there references or testimonials I can review to assess their trustworthiness?
Have I reflected on past experiences with contractors or service providers? What positive or negative aspects of those experiences do I want to replicate or avoid?
Can I learn from past feedback to establish better communication and trust with the current contractor?
How do I typically handle conflicts or disagreements in professional relationships?
Do I feel confident in the contractor's ability to address concerns and find mutually satisfactory solutions?
